Leja Professional generates tenancy agreements using an AI-assisted drafting process. You provide the key facts — parties, property, rent amount, duration, and payment schedule — and Leja produces a PDF agreement drafted to the specific tenancy law of the property’s state. The agreement includes the correct legal clauses, notice periods, penalty terms, and advance rent limits for that jurisdiction. You do not select a template or configure legal settings.

Generate an agreement

1

Open the Agreements workspace

Navigate to Operations → Agreements and click New agreement. The workspace shows your active drafts and the regional templates Leja has available for your operating states.
2

Enter the tenancy details

Fill in the fields that define the tenancy:
FieldNotes
PropertySelect from your existing properties, or enter the address
Tenant nameThe tenant as they will appear in the agreement
Landlord nameThe property owner as they will appear in the agreement
Rent amountMonthly or as agreed
Lease durationIn months
Lease start dateThe commencement date
Payment scheduleMonthly, quarterly, or annually
Advance rentHow many months paid upfront (see limits below)
Deposit amountSecurity deposit, if applicable
Leja identifies the applicable state law from the property address you select. You do not configure this separately.
3

Review the AI-generated draft

Leja generates the agreement in seconds. The draft includes:
  • All required legal clauses for the property’s state
  • Notice periods, renewal conditions, and penalty terms
  • Advance rent and deposit terms
  • State-required receipt language
Review the draft. In most cases, fewer than two fields require changes. Edit directly in the review interface before downloading.
4

Download the agreement PDF

Once you’re satisfied with the draft, download the PDF. For solo agents, the PDF is Leja-branded. For agency subscribers on the Scale tier and above, your firm’s branding replaces Leja branding. The agreement costs ₦500 per document generated. This appears on your Leja transaction statement.
A comparable agreement drafted by a lawyer in Lagos typically costs ₦10,000–₦30,000. The Leja-generated agreement uses the same statutory framework.
5

Both parties confirm the agreement

When both the landlord and tenant confirm the signed agreement, Leja records a LEASE_STARTED witnessed event. The agreement becomes part of the permanent tenancy record — not just a PDF in a folder. This confirmation is what closes the loop: the agreement stops being a document and becomes a witnessed record with both parties attributed.

Supported states

StateLaw appliedActive since
LagosLagos Tenancy Law 2011Wave 1
OyoOyo State Tenancy Law 2006Wave 1
FCT / AbujaFCT Tenancy Act 2008Wave 2
All 36 states and the FCT are in the Leja schema. State-specific templates are added progressively — properties in states without a specific template use the national residential framework.

Advance rent limits

Some states set legal limits on how many months of advance rent a landlord can collect from a new tenant. Leja enforces these limits automatically when generating agreements.
StateAdvance rent limit
LagosMaximum 1 year (12 months) for new tenants
OyoAs agreed, subject to Oyo Tenancy Law 2006
FCTAs agreed, subject to FCT Tenancy Act 2008
Agreements that request advance rent beyond the Lagos statutory limit cannot be generated for Lagos properties. The field will be capped at 12 months automatically.

Pricing

Agreements are priced per document generated, regardless of your subscription tier.
ActionCost
AI tenancy agreement generated₦500 per agreement
For organisation subscribers, this transaction fee applies on top of the monthly subscription. The ₦500 fee is charged at the point of download — not at the point of saving a draft.

From agreement to witnessed record

An agreement you download and store yourself is a document. An agreement confirmed by both parties inside Leja is a witnessed record. When both parties confirm, Leja:
  • Records a tenancy start event on the tenant’s permanent record
  • Records the event on the property’s history
  • Attributes the lease to your professional record
  • Creates a permanent, immutable entry in the tenancy ledger
This is the difference between having paperwork and having proof.
If a tenant already exists in Leja (from a previous tenancy or from using Leja Resident), the new lease is linked to their existing RIN. Their full payment and tenancy history is preserved and extended — not replaced.
