Every property you manage in Leja Professional gets a Property RIN — a unique, permanent identifier that anchors all tenancy records, payment history, maintenance events, and documents to that specific address. When you add a property, Leja geocodes the address and issues the Property RIN at creation. From that point on, every witnessed event tied to the property is traceable to it.

Add a property

Open the Properties page

Navigate to Operations → Properties and click Add property.

Fill in the required fields. The state and LGA fields are mandatory — they determine which tenancy law Leja applies to all documents generated for this property.

After saving the property, add individual units. Each unit tracks its own occupancy status, rent amount, and tenancy history. For each unit, enter:
  • Unit number or label (e.g. “Flat 2B”, “Room 4”, “Ground floor office”)
  • Unit type (room, self-contained, 1-bed, 2-bed, duplex, etc.)

Your Property RIN is issued

Leja issues the Property RIN at creation. You’ll see it on the property detail page. The RIN is in a fixed format that identifies the property uniquely within the Leja ecosystem. You do not need to do anything to activate the RIN — it is issued automatically when you save the property.

Property RIN

Every property added to Leja Professional receives a Property RIN (Residential Identity Number). This identifier:
  • Is permanent and tied to the physical address, not the agent or landlord
  • Is issued at PROVISIONAL tier at creation
  • Anchors all tenancy events, payment records, and documents for the property
  • Makes the property discoverable within the Leja ecosystem for fraud prevention purposes (e.g., double-letting detection)
The Property RIN stays with the property. If you transfer management of a property to another agent or firm, the RIN and its history remain intact.

How state determines document compliance

The state field on a property is not just an address component — it is the compliance context for every document Leja generates for that property. When you confirm a payment for a tenant at this property, the receipt is generated using the correct legal language for that state. When you generate a tenancy agreement, the correct clauses, notice periods, and advance rent limits for that state are applied automatically.
State enteredTenancy law applied
LagosLagos Tenancy Law 2011
OyoOyo State Tenancy Law 2006
FCT / AbujaFCT Tenancy Act 2008
All other statesNational framework (state-specific templates added progressively)
You cannot override the compliance template for a property. If the property is in Lagos, Lagos law applies — regardless of where you or the landlord are based.

Unit occupancy

Each unit has an occupancy status that reflects its current state:
StatusMeaning
VacantNo active tenancy. The unit is available.
OccupiedAn active tenant is linked to this unit.
Under maintenanceThe unit is temporarily unavailable.
Each unit can have one active tenant at a time. Adding a new tenant to an occupied unit requires the previous tenancy to be closed first.

Double-letting protection

When a property is listed in Leja Professional and a holding deposit is confirmed, the property status changes to Under Offer immediately. This status is visible to any party querying that Property RIN. A second agent cannot create a competing deposit record for the same property while it is marked Under Offer. If a second deposit is collected outside Leja, the Leja ledger shows who paid first and when — making the fraudulent transaction attributable and the victim’s position provable.
