When you request a viewing for a listed property and attend it, that is recorded. When you cancel — and whether you gave adequate notice — is also recorded. Your viewing attendance rate is one of the inputs to your seriousness score.A high attendance rate signals that you are serious about the properties you request to see. Repeated cancellations, especially at short notice, accumulate in your record and are visible to agents as a pattern.

When you submit a formal rental application through Resident, the application is recorded — including your document readiness score at the time of submission (the percentage of standard required documents you had prepared). The outcome is also recorded: accepted, rejected, or withdrawn.Both parties’ responsiveness during the application process is witnessed. Agents who do not respond within a reasonable period accumulate a record of that behavior, just as applicants do.

Short-let bookings made through Leja Stay contribute to both your Track 3 and Track 1 records. For Track 3, bookings add to your record of housing market activity. Check-in and check-out timeliness are recorded.

Your document readiness score reflects how prepared you are to complete a rental application. The higher your readiness, the faster you can move when the right property becomes available. Agents can see your document readiness score (with your consent) before scheduling a viewing — it is a useful signal that you are ready to proceed, not just browsing.
Your seriousness score
Your deal seriousness score is the primary signal Track 3 produces. It answers the question a landlord or agent cannot otherwise verify: is this person genuinely ready to rent, or are they browsing? The score is derived from:- Search consistency — are you searching regularly, or in sporadic bursts?
- Viewing attendance rate — do you show up for the viewings you request?
- Application completion rate — when you start an application, do you finish it?
- Document readiness — how prepared is your document pack?
- Repeat viewings — have you viewed the same property more than once? That is a strong signal of genuine interest.
Your exact search history, the specific properties you are browsing, and any simultaneous applications you have open are private — they are never shared with any landlord or agent. Your seriousness score is a derived signal, not a log of your activity.
How Track 3 helps you
Before Track 3, every applicant arrived at a landlord’s door looking essentially the same. A serious applicant with a prepared document pack was indistinguishable from someone who had viewed twenty properties and made no decisions. With Track 3, your history speaks before you do. A high seriousness score and a strong viewing attendance rate signal to a landlord that engaging with you is worth their time. Combined with a clean Track 1 payment record, you become a significantly more credible applicant — and you carry that credibility into every new rental search. The same accountability applies to the other side. Agents who do not respond to viewing requests or ghost applicants after applications are also building a record that other users can see.
