What the BRN Is

A Business RIN is the permanent, witnessed identity of a registered business entity operating in the Nigerian residential economy. The BRN is NOT:
  • A collection of user roles
  • An umbrella account for staff
  • A container for client data
  • The same as any individual’s personal RIN
The BRN IS:
  • The firm’s witnessed professional track record
  • The anchor for staff RIN linkages (during employment only)
  • The entity that holds LASRERA permits and CAC registration
  • The identity that landlords and clients trust when they hire a firm

Non-Negotiable BRN Rules

Rule 1: The BRN is the firm’s identity, not any individual’s No personal data from any staff member is stored against the BRN. The BRN aggregates firm-level performance signals only. Rule 2: Staff RINs belong to the staff member, not the firm When an employee joins a firm, their personal RIN links to the BRN. When they leave, that link is severed. The RIN follows the person. The firm cannot retain, copy, or claim ownership of a staff member’s RIN. Rule 3: Professional history chapters belong to the individual When an employee works at a firm, their deals, satisfaction scores, and professional conduct accumulate as a chapter in their personal Trust Graph. The firm cannot delete or modify this chapter. The firm can add a factual departure attestation. The individual controls display preferences for that chapter. Rule 4: Solo agents have no BRN A solo agent operating independently has no BRN. Their personal RIN IS their professional identity. Their deals, ratings, and professional record accumulate directly on their RIN. If they later join a firm, their pre-existing professional history remains on their personal RIN — the firm cannot claim it. Rule 5: BRN linkage is employment-duration only When a solo agent joins a firm:
  • Their RIN links to the BRN for the duration of employment
  • Deals they close at the firm are attributed to both the RIN and the BRN
  • When they leave, the link severs
  • The chapter at that firm remains in their personal Trust Graph

What the BRN Accumulates

Always visible (public standard):
  • BRN verification status
  • CAC registration confirmation
  • LASRERA permit status and number (Lagos-based firms)
  • Years in operation
  • Operating states
  • Staff count (banded)
  • Deals closed at firm level (banded — not individual deals)
  • Firm-level dispute rate
  • Firm-level client satisfaction score
  • Property specializations (residential, commercial, short-let)
With BRN holder consent:
  • Key staff Trust Graph summaries (requires BOTH the org AND the individual staff member to consent)
  • Specific deal type history breakdowns
Never visible:
  • Client identities or individual transaction details
  • Staff personal residential data
  • Revenue or financial performance data
  • Internal operations, commission structures

Staff Roles on a BRN

MANAGING_DIRECTOR
  Full access to all org data and settings
  Can add/remove staff
  Can view all staff performance data

SENIOR_AGENT
  Manages own client portfolio
  Can view own performance data
  Cannot modify org settings or other staff records

AGENT
  Manages own active listings and clients
  Can view own performance data

ACCOUNTS
  Can view financial records for the organisation
  Cannot manage properties or clients directly

ADMIN
  Can manage properties and tenants
  Cannot access financial data or staff management
Role assignment is managed within the BRN by the MANAGING_DIRECTOR. Roles are contexts — they do not modify the personal RIN.

BRN Issuance

Who can create a BRN: Only a verified individual (NIN_VERIFIED personal RIN minimum) can initiate BRN creation. What is required:
  1. CAC registration number and certificate upload
  2. LASRERA permit upload (Lagos-based firms — required before using Leja Professional features that reference Lagos Tenancy Law compliance)
  3. Principal’s NIN verification
  4. Operating states declaration
  5. Business address (LGA level required, full address optional)
BRN verification tiers:
PROVISIONAL: CAC uploaded, principal identity verified
CAC_CONFIRMED: CAC registration number verified via registry
LASRERA_REGISTERED: LASRERA permit verified (Lagos only)
FULLY_VERIFIED: all applicable registrations confirmed

Staff Transitions — Full Specification

When a new staff member joins:
  1. Existing staff member (MANAGING_DIRECTOR) sends invite via email
  2. Invitee registers or logs in with their personal RIN account
  3. They accept the employment link — this creates an org-staff relationship
  4. Their personal RIN is now linked to the BRN with their role
  5. Their activity on Leja Professional is attributed to both their RIN and the BRN
When a staff member leaves:
  1. Either the org (MANAGING_DIRECTOR) or the staff member initiates departure
  2. The org-staff relationship is marked ENDED with a departure date
  3. The staff member’s RIN link to the BRN is severed
  4. The BRN can optionally add a departure attestation: “Completed X transactions. Left in good standing. [Date].” OR flag a contentious departure (triggers resolution process)
  5. The professional chapter at that firm is now sealed in the staff member’s RIN
  6. The staff member’s personal RIN retains the Professional Record
  7. The firm’s BRN retains the aggregated firm-level performance (no individual data)
What happens to deals closed at the firm:
  • Deal count attributed to both the individual RIN and the BRN during employment
  • After departure: deal count remains in both — this is permanent
  • The firm cannot remove the individual’s contribution from their RIN
  • The individual cannot remove the firm’s attribution from their record

The BRN and Trust

A firm’s BRN is its institutional identity in the market. A landlord choosing between two agencies can compare BRN profiles:
  • Which firm has a lower dispute rate?
  • Which firm has a higher deposit return rate from properties they manage?
  • Which firm has staff with verified Professional Leja Professional?
  • Is this firm LASRERA-registered?
The BRN is what separates a credible professional firm from an informal operation — not just in marketing language, but in witnessed behavioral history.
