Payment Layer Fees

Revenue from Payment Processing

Cash acknowledgmentFlat₦100
Agency fee payment% of transaction0.5%
Service job payment% (see Track 2)5–8%
Short-let booking%5%
Security hold processingFlat₦500 per hold
Escrow deposit (Milestone Wave 3)% of deposit0.25% per tenancy
Virtual account setup (Milestone Wave 3)Monthly flat₦500 per active tenancy
Stablecoin processing (Milestone Wave 4)%1.0–1.5%
Why rent is at 0.5–1.0%: Rent payments are high-volume and recurring. The margin per transaction is lower, but the predictability and volume make this the most reliable revenue. A 1% fee on ₦1,200,000/year rent = ₦12,000/year from one tenancy. At 10,000 active tenancies = ₦120,000,000/year from rent fees alone. The cash acknowledgment fee creates incentive: Even when money moves in cash, the agent and tenant both confirm it in Leja. The ₦100 fee makes this worth processing. The witnessed record is the value.

Deposit Revenue (Milestone Wave 3 — Escrow)

When escrow launches:
  • 0.25% of deposit amount per tenancy, collected once
  • Released on clean exit
  • Fee retained regardless of deposit return outcome
  • Example: ₦500,000 deposit × 0.25% = ₦1,250 per tenancy
  • At 5,000 escrow tenancies = ₦6,250,000 in escrow fees

Grant Strategy

Funding Opportunities Aligned with Leja’s Architecture

Milestone-Gated Grant Strategy

Do not apply for grants before Milestone Wave 3. Early grant applications distract from building. They also produce pitch decks that promise features Leja hasn’t built yet, creating pressure to build the wrong things in the wrong order. Apply at Milestone Wave 3 design time. By then:
  • Product is live with paying customers
  • Transaction revenue is flowing
  • Trust Graph has real data
  • Blockchain anchoring is being implemented
  • The grant narrative is credible, not aspirational

The Investor Narrative (At Each Stage)

Seed / Pre-seed (now): “Nigeria’s property market has no institutional memory. Leja builds it, one witnessed event at a time. Paid witnessing transactions create durable records from day one, and each record improves the usefulness of the next operational loop. Leja is not an abstract trust pitch with operational features. It is a residential ecosystem operating system where trust is the infrastructure that makes every surface defensible. The record layer compounds because every operational loop — payment, agreement, maintenance, dispute, stay, service job — can leave a permanent record. Records compound into identity. Identity compounds into institutional memory.” Series A (12–18 months): “50,000 RINs with verified residential histories. Transaction revenue ₦X/month. The Score reports product launches now — banks will pay ₦3,500 per query for data that no other source in Nigeria has. This is the beginning of financial infrastructure.” Series B (24–36 months): “100,000 RINs. Multi-city. Institutional API active. First bank integration in progress. Property RIN as proto-title system attracting World Bank attention. Nigeria is the proof. West Africa is next.”
