What Track 1 Contains

Track 1 is the housing CV. Every tenancy event witnessed through Leja Professional feeds Track 1 automatically. The resident does not need to submit anything — the data accumulates from the landlord’s and agent’s Leja Professional activity. Tenancy events (from Leja Professional):
  • Lease agreement signed and witnessed
  • Monthly rent payments (timeliness, method, consistency)
  • Maintenance requests raised and resolved
  • Deposit paid, held, and returned (or deducted with evidence)
  • Inspection outcomes (move-in, periodic, move-out)
  • Tenancy renewal or exit
  • Exit quality assessment (property condition at handover)
  • Dispute raised, investigated, resolved
Short-let events (from Leja Stay):
  • Booking confirmed, payment processed
  • Check-in timeliness
  • Check-out timeliness
  • Property condition at departure (host attestation)
  • Host rating of guest behavior
  • Guest rating of host and property
  • Repeat booking signal (same host again)
AI-derived signals (generated from raw events):
  • Payment trajectory (improving / stable / deteriorating)
  • Stability score (average tenancy duration, frequency of moves)
  • Neighborhood trust signal (aggregated from all Leja properties in area)
  • Housing trajectory (rent band progression over time — moving up or down)

The Leja Score

The Leja Score is the compression of Track 1 into a trust signal. It is not a credit score. It is a property trust score — specific to housing behavior. What feeds the Score:
  • Payment timeliness rate (weighted by recency — recent behavior matters more)
  • Arrears depth (how far behind, how often, how recovered)
  • Dispute count and resolution type (who initiated, how resolved)
  • Lease fulfillment (clean exits, renewals, early terminations)
  • Identity verification tier (higher tier = higher Score ceiling)
  • Maintenance behavior (property care signal)
  • AI-detected behavioral patterns (consistency, salary cycle alignment)
Score tiers:
BRONZE: New / unverified / < 6 months data
  Score ceiling: 0–399
  Identity requirement: PROVISIONAL

SILVER: 6+ months of clean payment data, phone-verified
  Score ceiling: 400–599
  Identity requirement: PHONE_VERIFIED

GOLD: 18+ months, no disputes, NIN-verified
  Score ceiling: 600–799
  Identity requirement: NIN_VERIFIED

PLATINUM: 36+ months, clean history, document-verified
  Score ceiling: 800–1000
  Identity requirement: DOCUMENT_VERIFIED
Score update frequency: Computed asynchronously after every new TrendEvent. Displayed value updated daily for active users.

Track 1 in the Resident App

What the resident sees:
  • Their RIN and verification tier
  • Score tier with visual indicator
  • Payment timeliness percentage
  • Tenancy count and average duration
  • Housing trajectory chart (rent band progression)
  • Full Trend timeline (all properties at LGA level — no exact addresses)
  • Dispute history (their own — full detail visible to them)
  • Deposit history (all returns and deductions)
What they can do:
  • Share their Resident profile via link (controls what is visible)
  • Grant or revoke consent for specific parties
  • View their access log (who has queried their data)
  • Upgrade their verification tier
  • Download their own full residential history

Track 1 Verification Tier Impact

The more verified a person is, the more of Track 1 is accessible to others:
PROVISIONAL tier resident:
  Landlord sees: Score tier (Bronze only), timeliness rate
  Cannot see: Full Trend timeline, detailed payment breakdown

PHONE_VERIFIED tier resident:
  Landlord sees: Score tier (up to Silver), timeliness rate,
                 Tenancy duration pattern
  With consent: Full Trend timeline (LGA level)

NIN_VERIFIED tier resident:
  Landlord sees: All above + exit quality, dispute history count
  With consent: Seller attestations, full behavioral trend

DOCUMENT_VERIFIED tier resident:
  Landlord sees: All above
  With advanced consent: Employment stability signal, income band estimate
