What Landlords Use Leja Professional For

Landlords use Leja Professional to:
  • View witnessed payment histories for their properties
  • Monitor their properties’ Trust Graph signals
  • Receive and review Resident or Space Seeker applications with Trust Graph signals
  • Manage deposit records and exit reconciliation
  • View and download landlord statements
  • See anomaly alerts (Pro tier and above, via their agent or directly)
Two landlord types: Self-managing landlord: Directly uses Leja Professional without an agent. Has full access to all agent features for their own properties. Manages tenants directly. Landlord via agent: The agent manages day-to-day. The landlord has a read-only view of their portfolio — payment history, receipts, statements — without being able to modify operational records.

Landlord-Specific Features

Portfolio View

  • All properties they own (linked via ownership claim on Property RIN)
  • Each property’s current status (occupied, vacant, under offer)
  • Rent due, received, and outstanding per property
  • Payment timeliness summary per Resident
  • Property condition trend (from exit inspections over time)

Resident Application Review

When a Space Seeker applies through Resident with Trust Graph consent, the Principal (or their agent) sees the derived Trust Graph signals:
  • Score tier (Bronze / Silver / Gold / Platinum)
  • Payment timeliness rate
  • Tenancy duration pattern
  • Exit quality history
  • Deal seriousness score (from Track 3 behavior)
  • Document readiness signal
What the landlord never sees without additional consent:
  • Exact previous addresses
  • Previous landlord identities
  • Exact income or bank details

Deposit Management

Milestone Wave 1 and 2 — Reference model: Deposit amount recorded in the lease and witnessed by Leja. Tenant pays deposit to landlord. Leja witnesses the payment. At exit, Leja witnesses the return or deduction. Any disputed deduction triggers the resolution process. The deposit does not sit with Leja. Leja witnesses it. Deposit return witnessing: At exit:
  1. Landlord (or agent) confirms deposit return amount
  2. If full return: positive TrendEvent on landlord’s Trust Graph
  3. If partial deduction: landlord must upload evidence (photos, receipts)
  4. Deduction without evidence: dispute flag raised automatically
  5. Resident confirms receipt via Resident (Milestone Wave 2 maturity label)
Milestone Wave 3 — Escrow model (requires CBN partner licensing): Deposit held in regulated third-party escrow account. Neither party accesses without mutual confirmation or resolution outcome. Return automatic on clean exit confirmation.

AI Anomaly Alerts (Pro tier and above)

Landlords with direct Leja Professional access receive anomaly alerts:
  • “Tenant B’s payments have been 3 days later each of the last 4 months”
  • “Unit 3B has had no payment in 45 days — no communication logged”
  • “Tenant A usually pays by the 5th. It is the 8th. No payment received.”

Landlord Trust Graph

A landlord’s behavior is witnessed on their personal RIN: Positive signals:
  • Deposit returned in full and on time (strongest landlord signal)
  • Maintenance requests resolved promptly
  • Dispute resolution cooperative and fair
  • Consistent rent increase pattern (stable)
Negative signals:
  • Deposit withheld without witnessed evidence
  • Maintenance requests ignored for extended periods
  • Aggressive rent increase pattern
  • Dispute-initiating behavior above portfolio average
These signals are visible to tenants viewing the landlord’s profile (under View 1 of the lens matrix). They cannot be deleted. A landlord’s behavior is witnessed just as thoroughly as a tenant’s.
